The financier purchased a smaller island - the Little St James - back in the late 1990s, but later purchased the larger Great St James in 2016 for around $22.5 million.
These photos indicate he had formulated plans to transform the substantial island by constructing residences, an performance venue, an underwater office and a swimming pool.
Marked on the drawing is a local waterway, a strait in the territory, indicated on the lower right-hand corner.
The architectural drawing is marked up in red pen markings and includes a legend detailing various parts of the estate.
Accompanying this are what seem to be nine other site drawings and architectural plans, featuring layouts for boat shelters.
